Communities fall apart when vendors go silent and the basics fall by the wayside. We keep your turf tidy, beds neat, walkways clear, and irrigation under its best behavior, then we document it so your board can see what they’re paying for. If something needs attention, we flag it early with photos and a plan. No gotcha invoices, no vague “extra labor.”

Common-area care that looks good up close
We cut at heights deemed appropriate for St. Augustine and Bahia, trim carefully around mail kiosks and monuments, and edge without grinding the concrete. Beds get weed control (as scoped), mulch is installed by the bag for predictable coverage, and entry features stay sharp. We keep sidewalks and curbs clean so residents notice the property and not the maintenance.

 

Irrigation stewardship
We can include quarterly irrigation checks in your contract: testing zones, verifying coverage, inspecting heads and nozzles, checking controllers, and noting pressure or reclaim issues. If water is being wasted, we’ll show you where and what it costs to fix.

 

Board-friendly communication
You’ll get a single point of contact, a set schedule, and a short monthly note: what we did, what we saw, and what we recommend next. If you need us at a board meeting, we’ll show up prepared, ready to find solutions.

 

Add-on services when you need them
Seasonal plantings, storm cleanup, small tree work under 20 feet, pressure washing for walks and curbs, holiday lighting for entrances. Tell us your window; we’ll staff it and keep the property presentable during the work.

 

Bid and onboarding
Send your scope or RFP, or invite us for a walk. We’ll measure Linear Feet where it matters, square footage where it doesn’t, and return a clean, line-itemed bid with service frequencies and assumptions spelled out. We’re licensed, insured, and used to vendor portals and COI requests.
